The outer edge of Ramhan
Infinity is the long outer island that wraps around the north of Ramhan. Every other island in the chain looks across a lagoon at the next one. Infinity looks out at the open Gulf. Every villa is on the beach, with its own pool and direct beach access, and the front row has nothing in front of it but water.
Why the open sea is the scarce thing
Waterfront villas are not all the same water. Most prime villa communities in the UAE face sheltered water: a lagoon, a channel or the next frond. Very few face the open sea, and they are the ones that hold their premium.
How each community sits on the water is from the developers' own masterplans. Each tag gives the emirate and the water it faces.
Matt Siddell, on the open seaThis is prime, prime, prime real estate. You can add a pool, a cinema or another bedroom to a villa. You cannot add the open sea. Infinity is the outer edge of Ramhan, and the villas on it are the ones I would want to own.
Infinity's position is from Eagle Hills' Infinity brochure masterplan, September 2026. Direct beach access and the private pool are from Eagle Hills' Infinity fact sheet, January 2026, and the September 2026 specification.
A private island, 15 minutes from the airport
Ramhan Island sits just off Abu Dhabi's coast, north of Yas Island and east of Saadiyat, across the water from Sheikh Khalifa Bin Zayed Highway. You drive on: one bridge to the island is already built and the second is nearly finished. Eagle Hills gives 15 minutes to Zayed International Airport and 15 minutes to Sheikh Zayed Grand Mosque. Tap any point on the map, and pinch or scroll to zoom.

The outer island, and the two clusters on sale
Eagle Hills' masterplan puts Infinity on the long barrier island that runs along the top of Ramhan, joined to the main island by road. The villas in colour are this release: numbers 17 to 40 and 56 to 75 in one cluster, 122 to 133 and 144 to 155 in the other.
Each cluster runs as two rows along the island, and both rows are on the beach. On my reading of Eagle Hills' villa map, the row facing the open Gulf is villas 122 to 133 and 56 to 75, and that is where nearly all the Sky, Sky II and Bliss villas sit. The row facing the lagoon, 144 to 155 and 17 to 40, is mostly Spark and Vintage. The open-sea row is the one I push clients towards.
Satellite imagery: Esri. Drive times to the airport and the Grand Mosque are Eagle Hills' own. Villa numbers and the masterplan are from Eagle Hills' Infinity brochure, September 2026. Bridge status as at September 2026.

Mohamed Alabbar built Dubai. Now he is building Ramhan.
Alabbar founded Emaar in 1997. Under him Emaar planned Dubai Marina, then Downtown Dubai, then put the Burj Khalifa and The Dubai Mall at its centre. He left Emaar's chair in 2020 and today chairs Eagle Hills, his own Abu Dhabi company and the developer of Ramhan Island.
Infinity is the edge of his island, the villas with the open sea in front of them. That is where I want my clients.Matt Siddell

Five types left, and where the value is
The areas and plots come from Eagle Hills' Infinity brochure of September 2026. The prices are Eagle Hills' current availability, and the payment plan is Eagle Hills' proposal for September 2026. Where a figure is my own view or my own arithmetic, it says so. Set the currency and the area unit at the top and the whole page follows you.
What is available
Only five types are left. Spark, 5 bedrooms, from AED 16.5m to AED 18m. Vintage, 6 bedrooms, from AED 16.5m to AED 18m. Glam, 4 bedrooms, AED 23m. Bliss, 7 bedrooms, from AED 25m to AED 28m. Sky, 7 bedrooms, from AED 46m to AED 49m. Payment plan 50 / 50: 10% on booking, 5% instalments through construction, 50% on handover in December 2029.
What is still open
Which villa numbers are left in each type, and so which plots. Plots within a type vary a lot: a Bliss I sits on anything from 835 to 1,254 sq m. The service charge has not been published. I will have the live list, plot by plot, before you commit.
What I would say about it
Bliss is the most real estate for the money below Sky: 7 bedrooms on plots up to 13,498 sq ft. Vintage is the cheapest per square foot on the list, 6 bedrooms for AED 16.5m. Sky is the trophy.
And the payment plan is excellent. In Dubai an asset like this would be 80 / 20. Here it is 50 / 50, and nearly every instalment is 5%.
Bliss first: the most real estate below Sky
Bliss is my first pick: seven bedrooms, the largest plots below Sky, and almost all of them on the open-sea row. Five types are still available, in twelve layouts. Built-up is Eagle Hills' gross area, the house itself. Total area adds the terraces, porches, the driver's room and the carport. The plot is Eagle Hills' minimum and maximum for that layout. Open the floor plans for any type and swipe through them full screen.
| Layout | Bedrooms | Built-up | Total area | Plot, from | Plot, up to | Plot ratio | Plan |
|---|
The largest plot in each type
Plots vary more than houses do. The same Bliss I can sit on 835 sq m or on 1,254 sq m, half as much land again for a house of the same size. These are the largest plots Eagle Hills gives for each layout. When I get you the live list, these are the ones I look for first.
Why the plot matters most
Infinity against the ready villas it competes with
Per square foot of built-up area
Per square foot of plot
Abu Dhabi's register records most villa sales against the plot, so the Abu Dhabi land comparison is made plot to plot.
Matt Siddell, my viewRead this chart by its tags. Hidd Al Saadiyat's beachfront is the nearest thing Abu Dhabi has to Infinity. Palm Jumeirah's Signature Villas face sheltered water between the fronds and still trade at a median of about AED 4,500 per sq ft built-up. Vintage and Spark come in below that, on the open sea, with more land and on a payment plan.
Within the list, Vintage is the value and Bliss is the land. Part of why Vintage is cheaper is that most of them sit on the lagoon row, while Bliss sits on the open-sea row. In April a Bliss on Bay Island, inside the lagoon, was on the market at about AED 22.1m. On the outer island it is AED 25m to AED 28m. That difference is what the market puts on the open sea.
50 / 50, almost all of it in 5% instalments
10% on booking, then 5% at a time as construction moves, one instalment of 10% when the structure completes, and 50% on handover in December 2029. Half the price is paid over more than three years, and the other half only once the villa is built. Set the villa price and the number of villas and every line rebuilds in your currency.
How the money goes in
Matt Siddell, on the payment plan50 / 50 is amazing for this kind of asset. In Dubai, a prime beachfront villa like this would be 80 / 20. In Abu Dhabi it is 50 / 50, and nearly every instalment is 5%, which cash flows very well. You are carrying a villa on the open sea for 10% down.
What your money actually earns
Pick a case, or set your own rate, and choose how the growth arrives. Everything below is calculated on the villa and quantity you picked in the payment plan, on the dated payments in Eagle Hills' schedule.
Compounded from the price you pay to handover in December 2029.
A new island does not appreciate in a straight line. Most of the growth lands near handover, as the villas complete, the second bridge opens and people move in. It changes when the value turns up, never how much there is by handover.
What you deploy, and what you owe at the end
The same villa and the same growth, three ways. Each bar is the value at handover, split into your own cash, what the bank or your buyer covers, and the gain.

The number that matters
I do bulk deals
Families, family offices and funds buy through me in volume. Several villas in one position, on one payment plan, negotiated as one deal. On a 50 / 50 payment plan the entry ticket is small against the asset you control, so volume is where the real money is made.
Usually a bulk purchase improves your position, because I negotiate with your buying power and the combined buying power of my other clients. Tell me how many villas and which types, and I will take the position to Eagle Hills as one conversation.
No outcome is guaranteed. Allocation, pricing and any bulk terms are at Eagle Hills' total discretion. I take your position to them; they decide.

Why I would buy here, and which ones

This is prime, prime, prime real estate: beachfront villas on the open sea, on an island Mohamed Alabbar is building, 15 minutes from the airport, on a 50 / 50 payment plan paid mostly in 5% instalments.
I would start with Bliss. Seven bedrooms, and the most real estate on the list below Sky, on plots up to 13,498 sq ft. If the budget is tighter, Vintage is the best value per square foot: six bedrooms for AED 16.5m. Whatever the type, I want the open-sea row and the biggest plot I can get.
The one number still to come is the service charge. I will have it before you commit.

What is still available? September 2026
Spark, 5 bedrooms, AED 16.5m to AED 18m. Vintage, 6 bedrooms, AED 16.5m to AED 18m. Glam, 4 bedrooms, AED 23m. Bliss, 7 bedrooms, AED 25m to AED 28m. Sky, 7 bedrooms, AED 46m to AED 49m. That is Eagle Hills' availability as at 24 September 2026. Which villa numbers are left changes daily; I send you the live list.
Are all the villas on the open sea? Both rows on the beach
Every Infinity villa is on the beach, with direct beach access. Each cluster runs as two rows along the island. On my reading of Eagle Hills' villa map, villas 122 to 133 and 56 to 75 face the open Gulf, and that row is almost all Sky, Sky II and Bliss. Villas 144 to 155 and 17 to 40 face the lagoon between Infinity and the main island, and are mostly Spark and Vintage. I confirm the side on every sales offer.
What exactly is the payment plan? Eagle Hills' proposal
10% on booking; 5% on 1 December 2026, 28 February 2027, 29 April 2027, 26 October 2027 and 24 March 2028; 10% on 23 November 2028; 5% on 11 June 2029; and 50% on handover on 1 December 2029. The instalments are tied to construction milestones, from soil improvement to the facade, so the dates are Eagle Hills' proposed dates for those milestones. 50% is paid before the keys.
When does it hand over? December 2029
Eagle Hills' payment plan puts handover on 1 December 2029.
Does the price include the pool? Yes
Yes. Every villa includes a swimming pool. Eagle Hills notes that the price covers the pool but not the landscaping, and that pool design and position vary from plot to plot.
What is the service charge? Not published
Not yet published. I will get the figure before you commit.
Can I sell before handover? Yes
Yes. You can sell before handover, and your buyer takes over the rest of the payment plan. I set out the transfer terms on your sales offer.
Can I mortgage the 50% at handover? Yes
Yes. At handover the villa is a completed property and the balance can be financed, subject to the bank, your status and the valuation. The page shows what that does to your cash in and your loan to value.
Can I buy several villas? Yes
Yes, and I do bulk deals. Usually a bulk purchase improves your position: I negotiate with your buying power and with the combined buying power of my other clients behind it. No outcome is guaranteed, though. Allocation, pricing and any bulk terms are at Eagle Hills' total discretion.
Set the number of villas in the payment plan and every figure on the page, and on the investor statement, becomes the total across your position.
Does it qualify for the golden visa? Yes
Property from AED 2 million qualifies for the UAE's 10-year golden visa, and off-plan property from approved developers is eligible once AED 2 million has been paid.
Can international buyers purchase here? Yes
Yes. Eagle Hills sells Ramhan Island as freehold, and international buyers can purchase. I confirm eligibility on every sales offer.
What about capital gains tax? Context
The UAE levies no capital gains tax on an individual selling property held in their own name. Hold it through a UAE company and 9% corporate tax can come into play, and if you are tax resident elsewhere your own country may still tax the gain. I am a broker, not your tax adviser.
