Cookie Policy

Cookies are small text files placed on your device when you visit a website. They let a site remember who you are, keep you logged in, and understand how the site is used. We also use similar technologies such as local storage and tracking pixels, which this policy refers to collectively as “cookies”.

2.1 Essential cookies

These are required for the Data Room to function — principally, the secure session cookie set by our authentication provider (Supabase Auth) that keeps you logged in after you enter your password. Without this cookie, the gated dashboard, chapters, and modules cannot work. Essential cookies cannot be switched off through our cookie banner, though you can block them in your browser at the cost of being unable to log in.

2.2 Analytics cookies

We use Google Analytics, via Google Tag Manager, to understand how visitors use mattsiddell.com — which pages are viewed, how long for, and general traffic patterns — so we can improve the site. These cookies are used in aggregate and are not used to identify you personally in our analytics reporting. As of our most recent review, Google Analytics runs on the main mattsiddell.com site; the Data Room platform (dataroom.mattsiddell.com) does not currently run analytics cookies of its own, though we may enable Vercel Analytics or similar there in future, in which case this policy will be updated first.

2.3 Marketing / advertising cookies

We plan to use the Meta/Instagram pixel and the LinkedIn Insight Tag to understand how visitors arrive from our social channels, measure the effectiveness of our content, and, where relevant, show tailored content or ads to people who have engaged with Matt Siddell Real Estate Advisors on those platforms. These are not yet active on either site; this policy will be updated with the confirmed cookie details once they go live.

2.4 Embedded third-party forms

Some pages on mattsiddell.com embed a form hosted by JotForm (form.jotform.com) to collect enquiries. Loading that embed lets JotForm set its own cookies on your device, governed by JotForm's own privacy and cookie policies, not this one.

Confirmed by a live scan of both sites on 21 Aug 2026, and re-checked periodically:

1. To keep you securely logged in to the Data Room.
2. To understand which chapters and modules generate the most interest, so we can prioritise what to build next.
3. To see how visitors find mattsiddell.com and the Data Room, and which content drives registrations.
4. To measure and, where appropriate, tailor content around our social media activity.

Where legally required — in particular for visitors in the EU/UK — analytics and marketing cookies will only be set after you give consent through a cookie banner on first visit, and you can change your choice at any time via the cookie settings link in the site footer.

You can also control or delete cookies directly through your browser settings, and opt out of specific providers directly:

1. Google Analytics: tools.google.com/dlpage/gaoptout
2. Meta ads preferences: facebook.com/adpreferences
3. LinkedIn ads preferences: linkedin.com/psettings/advertising

Blocking essential cookies will prevent you from logging in to the Data Room. Blocking analytics or marketing cookies will not affect your ability to use the Service.

We may update this Cookie Policy as the tools we use change. We'll post the updated version here with a new effective date.
